Overview:What you will be responsible for

Your role as New Homes Sales Negotiator is essential within the Land and New Homes Division. You will be the ‘face’ of Land and New Homes within the Felicity J Lord Division’s development sites.

 

Each member of the Spicerhaart Land and New Homes team strives to deliver impeccable customer service at each possible opportunity. On a daily basis, you will register new applicants, book and conduct property viewings and negotiate offers between applicants. Your role is vital to the business, aiding the growth of your area through canvassing, prospecting and obtaining referrals. Much of this role will involve recommending our array of services and ensuring that our customers are kept as part of the “Spicerhaart family”, too.

 

In addition, your passion for this industry will be evident in your commercial awareness, where you will be seen as the ‘hub of knowledge’ – an expert in both the developer and buyers’ needs. We are, after all, in the business of property sales and investments and ultimately, in helping our customers achieve their property goals.

  • Responsible for promoting and subsequently selling a new home to a client, whilst building and maintaining a close relationship with them through o exchange and completion.
  • You will be part of the haart offices you work within helping other EA negotiators secure sales and spotting deals.
  • Must be self-motivated and reliable.
  • Target driven.
  • Responsible for bringing out our applicant database and booking viewings for our new developments in every office they will be covering.
  • To accompany viewings where relevant.
  • To be able to sales progress your sales with help from your RSM.
  • To be able to update the Rosie system with regards to uploading instructions.
  • Convincing prospective clients that your agency is the right one to handle their sale and agree the terms
  • Arranging advertising to promote the property
  • Sending out details of new properties on the market to people on your database
  • Making appointments and showing buyers around a property
  • Finding buyers in a position to proceed with purchase and willing to pay an acceptable price
  • Referring buyers to mortgage arrangers for quotations and advice
  • Referring buyers our legal panel
  • An excellent communicator
  • A good negotiator
  • Able to inspire trust and confidence in clients and buyers
  • Knowledgeable about property sales and lettings law

What will your industry-leading package look like?

  • Basic salary of £23,000 per year
  • OTE of £35,000
  • Working hours 8.30am to 6pm Mon – Fri
  • Weekend working as and when required.

What you will need

 

This role is ideal if you have current New Homes or Estate Agency experience. As a Negotiator, you will play a key role in developing and nurturing relationships with your clients. You will be the ideal candidate if you will have a real passion for your work and demonstrate to us how you would embed this passion within your new role. You will also be both results orientated and be able to embrace accountability and responsibility. Each member of the Spicerhaart Land and New Homes Team acts with a spirit of professionalism, honesty and integrity towards each other and towards our stakeholders.

 


You will enjoy a successful recruitment journey with Spicerhaart if you have gained the following within your career:

 

  • Proven track record within a similar role in the Land and New Homes sector or Estate agency
  • Consistent track record of achieving your goals within an Estate Agency or New Homes Development
  • Willingness to learn and adapt to market and developer need
  • Full driving licence
  • You are legally entitled to live and work in the UK in accordance to the Immigration, Asylum and Nationality Act 2006. (Please Note: you will need to provide evidence of your right to work in the UK via proof of address, identity and NI prior to a formal offer of employment).
